Financial Readiness

If you don’t already have a preferred lender, I’ll connect you with trusted professionals who are eager to earn your business, some of whom offer discounted rates. At this stage, our role is to help align all the financial pieces so you’re on solid footing when the right home comes along. Our recommended network of lenders and financial experts will clarify exactly what you can afford for both a home and a down payment, and secure formal pre-approval. The goal is simple: to position you as a strong and confident buyer in today’s market.

Prep & Search

Now for the fun part! We’ll start with a prep meeting to review the current market, walk through a sample offer, and answer all your questions, such as HOAs, septic systems, taxes, and more, so you feel prepared and confident. Together, we’ll create a personalized wish list for your new home and community, then match your must-haves with your budget. Using our Compass-powered platform, you’ll receive instant alerts and keep everything organized with seamless communication and notes. When it’s time to tour, we will coordinate up to eight private showings with licensed agents who meet you at the door, much like an open house, but private to
you. Shopping for a home should be exciting, so have fun with it, and we’ll handle the details

Due Diligence

When you find “the one,” we'll do our best to ensure there are no surprises. This stage is all about transparency and confidence. We’ll review key documents, from HOA rules and resale certificates to title reports and property disclosures. Inspections will reveal the condition of major systems, including the roof, foundation, plumbing, and electrical, while septic, sewer scopes, and environmental checks may also be conducted, depending on the property. We’ll also confirm taxes, zoning, and any other factors that could affect your ownership. Our job is to give you a clear picture of what you’re buying so you can move forward with peace of mind, knowing you’re making an informed decision.

Craft & Negotiate Your Offer

When it’s time to make your move, we'll craft a competitive and well-structured offer that reflects both your goals and the realities of the market. This includes guiding you through contract terms, contingencies, and timelines so you know exactly what you are signing. I’ll negotiate directly with the listing agent to secure favorable terms, whether that’s on price, closing costs, repairs, or possession dates, always advocating for your best interests. My role is
to protect you legally and financially while positioning you as a strong and serious buyer. You
can focus on the excitement of the moment while I handle the strategy and paperwork behind the
scenes.

Path to Closing

Once your offer is accepted, we move into the final stretch. We’ll coordinate inspections with trusted specialists or your preferred vendors, manage all timelines with the seller’s agent, title
company, and lender, and provide regular updates to ensure everything stays on track. From appraisal and loan approval to the final walkthrough, every detail is tracked and communicated
clearly. Escrow then ensures a secure transfer of funds and paperwork, while we monitor deadlines and keep everything on track. And with our flat fee model, any commission above
$13,000 is credited back to you at closing, so you walk away with the keys to your new home and meaningful savings in your pocket.

This idea started with a question that wouldn’t leave me alone: how could I reshape the home-buying process so it actually makes financial sense for today’s buyers?

As my business grew, I was looking for ways to optimize my process while adding more value for clients. What I noticed was eye-opening: most of my clients were already doing the heavy lifting on the front end. They visited open houses on weekends, scrolled through listings late at night, and by the time we got serious, they’d usually toured only about six homes privately before landing on “the one.”

When I dug deeper, I saw how bigger real estate teams handled this. They often hired brand-new “showing agents” to unlock doors and walk clients through homes while still charging buyers the traditional full commission. To me, that didn’t add up. Buyers weren’t getting a discount for doing more of the work, or being shown a home by a junior agent, so why should the fee stay the same?
That’s when the lightbulb went off. What if I flipped the model? What if buyers could get the expert guidance where it really matters: strategy, negotiation, contracts, and closing, without overpaying for tasks they were already handling themselves?
